Developing Property in MT: Our First Experience


I can't even begin to express how much work it is to build a home. Don't get me wrong, it is extremely exciting to pick out everything you've always dreamt of having in a home you custom build. But getting to the point of building said home? Whewww..... now that’s exhausting! Going through countless specifications with the builder, dealing with securing a construction loan with a bank, and making sure you orchestrate the craziness of life on top of that?! Well, it's sure to push anyone to their limit. I know from personal experience!


We began the search for land in the Bitterroot Valley in March of 2017. After four months of searching, we were fortunate enough to come across a wonderful (albeit semi-burned from the Roaring Lion fire of 2016) piece of land on the west side of Hamilton. Best of all, it already had a septic system in place. I was all fired up to start the building process the second we closed escrow. But think again… now this is where I was pleasantly surprised to see the differences in the building process in Montana vs California. There was no extensive waiting period for permits and inspections as I was accustomed to previously. All in all, our permits were less than $500 to build.


Most who know me have come to realize I operate on “Heather time,” or as I like to call it, instant gratification. I have no patience whatsoever. It's something I am trying to improve. The jury is still out on that one! Even with the pleasant surprise of less permits and the shorter building process, I was impatient to reap the benefits of our hard work to relocate our family to the infamous Big Sky country. The time between finding our property and moving into our custom-built finished was roughly 10 months from start to finish. Not bad in the grand scheme of things, and actually quite remarkable!


Since this original build in 2018, we purchased 160 acres in Corvallis and have began the process of developing our second homestead in Montana. Look for that build information as well!
